Project background

Rose Builders, in collaboration with Tendring District Council, initiated this innovative project to construct 13 single-story units, a community facility, and communal space in Lawford, near Colchester. Coordinating the design brief, Rose Builders’ target was to deliver single-storey living to the over 55’s, with an EPC rating of A or above.

Material selection and design coordination

After evaluating various construction methods, Kingspan TEK® was selected for its thermal performance and offsite manufacturing capabilities. This choice aligned with the project's stringent energy efficiency requirements and accelerated construction timeline.

A collaborative effort between Rose Builders' technical team, the external architect, and the KTS technical team ensured a seamless integration of the design and manufacturing processes. Ensuring the units met the required level of airtightness to function with MVHR systems.

On-site execution

The on-site construction phase was characterised by a smooth execution and effective communication between project teams. The skilled installation team adhered to strict health and safety protocols and demonstrated a high level of professionalism throughout the project. “I’d be happy to work with KTS again in future projects,” said Kieran, Site Manager at Rose Builders.

The results

To achieve the project's sustainability goals, Kingspan TEK® SIPs combined with a trussed roof, PV arrays for renewable energy generation, plus an MVHR system and air source heat pump for efficient space heating.

The scheme, delivered a user-centric design for the over-55s, incorporating several features to enhance accessibility including individual storage spaces for mobility scooters on each plot. Private manageable gardens and outdoor spaces enhance the area, while communal gardens and two allotments foster community interaction and well-being.
